Three tiers, set by location and property type

Greece moved from a single nationwide figure to a tiered structure in 2024. Which tier applies depends on where the property is and what is being done with it.

Why Greece

What the permit actually gives you

  • Residency for the whole family

    One qualifying investment covers the main applicant, their spouse, children under 21, and the parents of both spouses.

  • No minimum stay

    Unlike most residency programmes, there is no obligation to live in Greece to keep the permit valid.

  • Schengen access

    The permit allows visa-free travel across the Schengen Area for up to 90 days in any 180-day period.

  • Renewable every five years

    The permit is granted for five years and renews indefinitely for as long as the investment is held.

The process

From first conversation to residence card

Most of it can be handled remotely. You will need to be in Greece once, to give biometrics.

    Define the brief

    We establish your budget, the tier you are targeting, and whether the goal is lifestyle, yield, or purely the residency.

  2. 02

    Shortlist and view

    You receive a curated shortlist of qualifying properties. Viewings are arranged in person or by private video tour.

  3. 03

    Legal groundwork

    An independent Greek lawyer handles due diligence, and you obtain a Greek tax number and bank account. Power of attorney can cover this remotely.

  4. 04

    Purchase

    Funds are transferred, contracts signed before a notary, and the deed registered in your name.

  5. 05

    Apply for the permit

    Biometrics are submitted in Greece. A residence card follows, with the family's applications filed alongside yours.
